We played in late June and the course was kind of wet. Greens were soft but not bumpy; greens are smaller and sloped like an older course. It is a shorter course so if you hit your driver 275+ you may be hitting irons off the tees. The price is right for a nice round with the family or group of friends with drinks. There's not much of a pro shop or food.

Guest course, well kept. Pace of play was excellent never had to wait on the group in front of us. Highly recommend this course. Greens are really tough if you're in the wrong spot.

My experience here has been hit and miss over the years. Sometimes, the course is in great shape; while other times it seems to be lacking routine maintenance. Fairway and rough upkeep varies; again, sometimes cut short and allowing for a lot of rollout, and other times, tall grass and full of weeds.
The greens are usually good. However, in the dry parts of the year, they can get hard and ridiculously fast, especially considering some of the comical slopes (hole #4!).
Similarly, the layout is hit and miss. The front nine is quite pleasant, with several nice holes. The back nine, especially after 13, feels forced and awkward, trapped between houses and the freeway.
It's a good value even with these issues. I've never found it to be too busy, either.
